The Asset Conversion Program is designed to monetize existing assets and thereby assist healthcare clients to better position themselves competitively, while at the same time effectively addressing increasing government scrutiny of the healthcare industry.
This program was created to respond to the needs of clients that have substantial dollars of capital tied up in medical real estate and wish to redirect that capital to implement new and/or core business strategies.
Rendina Companies tailors each Asset Conversion Program to allow the client to free up and re-deploy capital from existing facilities. This has a positive result on the provider’s balance sheet and releases capital to further develop the provider’s core businesses of delivering quality, cost-effective healthcare to its patients.
The Asset Conversion Program is flexible. Depending on market conditions, the program can include a significant ownership interest for physicians at no cost in return for long-term leases, or a shorter lease commitment but without equity. The result is not only stabilization but also enhancement of physician relations.
While many providers are concerned about losing control of "on-campus" and "off-campus" facilities as a result of sale, this program allows the provider to monetize its medical office and outpatient facilities and retain appropriate long-term controls. Special provisions within the sale contract, partnership agreement and, in some cases, a ground lease, ensure that the provider maintains the desired level of control over the use of the facilities.
