Developer / Tenant Investment Program  

The Developer/Tenant Investment Program is designed to help hospital clients develop new facilities on an off-balance-sheet basis and to offer an investment opportunity in the project to the tenants.  Under this program, the tenants of a new facility receive substantial equity ownership in return for their equity investment.

Rendina Companies offers the tenants an opportunity to share in the ownership of the project through an equity investment.  This additional equity investment further reduces the loan amount, which in turn reduces the base rental expense.  The tenant does not assume any mortgage debt liability.  Tenants in the project that elect not to participate in this investment opportunity can instead sign a traditional lease with no equity ownership.

The benefits of the Developer/Tenant Investment Program are further enhanced by the opportunity for shared ownership in the project.  The provider tenant receives a limited partner interest with an equity investment into the project.  Thus, not only do the owner/tenants of a Rendina Companies’ facility enjoy the benefits of occupying a quality facility, they also enjoy significant cash flow participation from rental income and substantial equity appreciation.

Special provisions within the partnership agreement and the ground lease ensure that the provider maintains the desired level of control over the use of the facilities.
