The Equity Participation Program is a development program designed to help healthcare providers develop new medical facilities on an off-balance sheet basis.  This program allows providers to better position themselves to effectively address the changes that are constantly sweeping the healthcare industry.  Under this program, tenants in a new medical facility are provided with substantial equity ownership with no cash investment.

With Rendina Companies’ Equity Participation Program, the project is structured to eliminate the financial risk for all tenants on the mortgage debt.  Physician-tenants receive equity ownership in the facilities by providing personal guarantees on long-term leases.

The benefits of the Equity Participation Program are further enhanced by the opportunity for shared ownership in the project.  The physician-tenant receives a limited partner interest without mortgage debt liability or capital contribution. Thus, not only do the owner/tenants of a Rendina Companies’ facility enjoy the benefits of occupying a quality facility, they also enjoy significant cash flow participation from rental income and substantial equity appreciation.

Rendina Companies forms partnerships with tenants and arranges for 100% of the capital necessary to develop the facility.  The program allows the physician-tenant to utilize its capital in its core business, which is providing high quality, cost effective healthcare services to its patients. 

Special provisions within the partnership agreement and the ground lease ensure that the provider maintains the desired level of control over the use of the facilities.
